Troubleshooting Front Door Lock - 2007 Entourage

Symptoms:

  1. At times, with the car locked and armed, the front passenger door can be opened from the outside, which sets off the alarm. (Haven't tried it from the inside, now that I think about it.)
  2. At other times, the door won't open from the outside, even when unlocked (via power locks.) The door must be opened from the inside.
Observations:

  1. The action of the lock switch on the inside handle seems mushy.
  2. When disconnected from the cables, the handle and lock switch appear to move normally.
  3. Pushing and pulling on the lock cable will lock and unlock the latch.
  4. Pulling on the handle cable will open the latch if unlocked, and will not open the latch if locked.
  5. Pulling on the outside handle will not fully open the latch, but will release it enough that pulling on the door will swing the latch open.
  6. Observing from inside the door, the outside handle appears to move the rod properly.
It doesn't appear that there's anything wrong with the inside or outside handle, so maybe it's the latch or the lock actuator malfunctioning. Further, it seems like if it were the actuator, both handles would fail to work, not just one, right? I'm hesitant to go dismantling the latch/actuator/handle area without having a clear idea of what I'm after.

Any ideas?
